The First Call
When we first get in touch over the phone, I will briefly try to understand about your situation and after which, I will schedule an appointment to meet up with you at your home to meet up with you and your co-owner. Before the meet-up, I will only require your property address and some related information.
Can We Just Speak On The Phone?
Yes, it is not an issue, but I will not be able to go into details into the topic of discussions and you will miss out on the important statistics that I have in place for you.
Are You Able To Let Me Know The Valuation Over The Phone?
Without seeing your house, there is honestly no way I can give a decent representation of an estimate. Yes, even an estimation of valuation has to be decent, because 2 houses with same attributes in terms of size and layout can have vastly different valuation due to many reasons. Sometimes I do hope I have a crystal ball with regards to that, but sadly, I don’t.
The Meet Up
The first meet up in your home will be a relaxed one.
You do not need to tidy up your place to make it “photographable”. The first meet up is always to understand your objectives, plans and goals, and meeting will usually be at your house. I strive to have a clear understanding of what you want to allow us to set the right strategies and action plan.
Importantly, I will be going through with you on the finances related to selling your place, so that we can plan for the next step. This will also be a good time for you to ask questions.

Do You Really Need To Sell Your Place?
That is when I will understand your situation, understand your objective and rationale and advise accordingly. With better understanding and clarity, you will be able to make a better decision. There are times when I realized that the seller that I was talking to do not need to sell their place due to various reasons, and after an assessment, I advised against selling it. Who knows, it may be your case too?
Timeline Planning
Once we have come to a conclusion that there is an absolute need to sell your home, what is next?
More likely than not, you may need to buy another place, which is most common for sellers, and I will need to ensure that you have a smooth transition, within the complex timeline management, to another place that you will be buying. So it depends on your next property choice (private or HDB), timeline planning is of utmost importance with regards to Additional Buyer’s Stamp duty, and also the ease of transition to the next property.
Will I Be Able To Move Into My New Home Without Having To Find Temporary Housing?
This is the tricky part, and therefore timeline planning is important, negotiation of the option period, option exercise period and resale application period (for HDB) has to be aimed at making sure that transition from one property to another is seamless, and also not to mention the loan portion where some sellers will require bridging loan. All these will be planned with perfection to ensure a successful transaction.
